Ventura County Beach areas, the Beach areas North of Ventura are Solimar Beach, Faria Beach, Sea Cliff, Mussel Shoels and North. Most of the beach homes you will find here are on the ocean-front. Some of the communities in these areas are gated and most have private beaches. Home values range from $2,000,000 to $7,000,000 with and average sales price of $3,500,000. There is very little turn over of homes here. Many of the homes have been in families for many years and serve as wonderful retreats. Usually there are not many of these homes available for sale at any given time. These unique Ventura County beach communities are a blue and green paradise with spectacular views of the Channel Islands, the surf and sunsets. If you are looking to purchase an ocean-front home these communities are definitely ones you will want to consider.

Solimar is the first beach community that you come to traveling north from Ventura proper. Solimar is a gated community complete with common areas, a tennis court and beautiful sandy beaches. There are about 60 homes in this community 97% of which face directly onto the sand. 

The next beach communities are those of Faria Beach and Faria Beach Colony. Many of the homes have their main entrance off of Pacific Coast Highway 1. Some of the homes in this community are in a gated section. About 90% of the 120 homes are directly on the sand or water. This section of the Faria Beach community that is gated is complete with common areas and tennis courts. All homes have access to the beach. In the Faria Beach area, low tides can exposes some great sandy beach areas but at high tides some beach areas here are dramatically reduced with the sea water coming up to the sea walls.

he next beach community after Faria is Sea Cliff or Rincon Beach. At one time all the homes here were on leased land. Recently the owners were given an opportunity to purchase their individual lots. Rincon is a gated community. It is where the beach access road ends and you must again use Highway 101 to continue to Santa Barbara. This is the smallest of the beach communities, with just 46 homes.

the next community you will come to is Mussel Shoals. Mussel Shoals Beach community is a blue and green paradise. This fantastic stretch of Ventura coastline is loved by surfers and includes an active Surf rider chapter focused on recent developments affecting the public space in this beach region. Mussel Shoals beach is located next to the famous Oil Pier site that was owned by Arco Oil until 1998 when the contract expired. One of the attractions found here is the Cliff House. The last Ventura County Beach community as you travel north is actually half in Ventura County and half in Santa Barbara County. This is Rincon Point. This is a very private, gated beach home community with homes on-the-sand and also inboard. It is exclusive, expensive and boasts residents such as Kevin Costner.
