From Ventura, drive north on Highway 101 towards Santa Barbara and take the beach exit Highway 1 North. Along this scenic access road you will find the exclusive ocean-front beach communities of Solimar Beach, Faria Beach, Sea Cliff, Rincon Beach, Mussel Shoals and Rincon Point. Along with these residential areas are a number of parks and recreational areas. Neatly located between the great adventure cities and destinations of Santa Barbara and Ventura with a midway driving distance of no more than 15 miles to either city this Ventura North area of beach homes has a lot to offer.

Ventura North Ocean Front Homes
Most of the beach homes you will find here are on the ocean-front. Some of the communities in these areas are gated and most have private beaches. Home values range from $1,800,000 to $7,000,000 with and average sales price of $2,500,000. There is very little turn over of homes here. Many of the homes have been in families for many years and serve as wonderful retreats. Usually there are not many of these homes available for sale at any given time. These unique Ventura County beach communities are a blue and green paradise with spectacular views of the Channel Islands, the surf and sunsets. If you are looking to purchase an ocean-front home these communities are definitely ones you will want to consider.
Ventura North Beach Front Neighborhoods
Solimar is the first beach community that you come to traveling north from Ventura proper. Solimar is a gated community complete with common areas, a tennis court and beautiful sandy beaches. There are about 60 homes in this community 97% of which face directly onto the sand. One of the top sales in this beach community was a 5700 square-foot custom Mediterranean, 5-bedrooms, 6-bath ocean-front home. This newer home sold for $6,725,000 in 2008 and had over eighty feet of beach-front. Buyers looking in this community can expect to pay from $2,750,000 and up.
The next beach communities are those of Faria Beach and Faria Beach Colony. Many of the homes have their main entrance off of Pacific Coast Highway 1. Some of the homes in this community are in a gated section. About 90% of the 120 homes are directly on the sand or water. This section of the Faria Beach community that is gated is complete with common areas and tennis courts. All homes have access to the beach. In the Faria Beach area, low tides can exposes some great sandy beach areas but at high tides some beach areas here are dramatically reduced with the sea water coming up to the sea walls. Average home values for this area range from $1,800,000 to around $3,000,000. Directly next to the Faria Beach community is the Faria Beach Park where you will find a fully equipped 42-space ocean-side campground for families and groups.
Heading north after leaving Faria Beach you will pass a long row of RVs parked along the highway next to the ocean. This is a park area which allows overnight parking of RVs and Trailers. Park your RV and a ranger will come by and collect your nightly fee.
The next beach community after Faria is Sea Cliff or Rincon Beach. At one time all the homes here were on leased land. Recently the owners were given an opportunity to purchase their individual lots. Rincon is a gated community. It is where the beach access road ends and you must again use Highway 101 to continue to Santa Barbara. This is the smallest of the beach communities, with just 46 homes. From January 2008 to July 2009 the top sale reported for this beach community was $3,400,000. This newer 3000 square foot, 2002 luxury ocean-front home featured 4-bedrooms, 3.5-baths with spectacular ocean views.
The Hobson Beach Park is located next to Rincon. Here you will find 31 ocean-side campground spaces for families and groups which include fire pits, hot showers, flush toilets, a concession stand, surf fishing, beautiful sandy shoreline, surfing and one of the best reefs for exploration at low tides.
Once you are back on Highway 101 north, the next community you will come to is Mussel Shoals. Mussel Shoals Beach community is a blue and green paradise. This fantastic stretch of Ventura coastline is loved by surfers and includes an active Surf rider chapter focused on recent developments affecting the public space in this beach region. Mussel Shoals beach is located next to the famous Oil Pier site that was owned by Arco Oil until 1998 when the contract expired. One of the attractions found here is the Cliff House. The last Ventura County Beach community as you travel north is actually half in Ventura County and half in Santa Barbara County. This is Rincon Point. This is a very private, gated beach home community with homes on-the-sand and also inboard. It is exclusive, expensive and boasts residents such as Kevin Costner.
Across Highway 101 is North Beach where the homes do not have access to the beach. However many of the homes here will have ocean views. What you will find here are cottage style homes. Prices here are below the $500,000 range.
